Tenant Application Procedure (Quick Guide)

When you have found one of our homes you would like to rent, give us a call & we will arrange to show you around the property. If it is suitable you will fill in our basic application form along with any other person over 18 who will be residing at the property & provide us with proof of identification & current address. A holding deposit will be requested (see below), upon receipt of this, your application will be forwarded to our 3rd party referencing agency who will request all the required information/documents to complete your application, this includes your affordability, residency & right to rent checks etc.

Upon a successful application your tenancy agreement which is a Legal Document will be drawn up, which you need to read carefully & if required seek independent advice before signing. A moving in date (no more than 28 days from the application date) will be agreed & you will be issued with all relevant information & certificates needed for your tenancy.

On the moving in day, we will meet you at the property where a months rent in advance & a security deposit (see below) less the holding deposit will be payable either by cash or paid by bank transfer so the funds are cleared in our bank account before the meeting we will then issue the keys.

After you move in

Application costs

In line with government legislation, no application fees are payable by tenants.

Holding Deposit

A holding deposit will be requested on completion of the application form.

The holding deposit will be no more than the equivalent amount of one week\'s rent.

This will be held until the application is successfully completed & the Tenancy Agreement is signed, at which point the Holding Deposit will be deducted from the first month\'s rent.

Security Deposits (Upon successful application)

Sum equal to one month’s rent. This is returnable at the end of the tenancy provided that upon the tenant’s vacation of the property, it is left in a satisfactory condition. The security deposit will be held with the Deposit Protection Service.

Bella Properties are registered with the ICO so rest assured all your information is kept safe. (A copy of our policy is available on request)
